Our Guardianship Solution

Using the services of Global Guardians is the most cost-effective and hassle-free way to protect your empty building as a property owner. You could save up to 100% compared to traditional static 24-hour security guards, and up to 100% compared to boarding-up, which simply alerts the public to the fact that the building is unoccupied. By having our Guardians living in your building, and hence making it occupied, your insurance premiums will be considerably less than for a vacant property. On top of this, your property is legally protected against squatters and other trespassers and vandals, and will not depreciate in value due to being left to stand derelict for a long period of time.

Virtually any type of building is suitable, provided it is watertight and has a supply of electricity and cold water. We can fit temporary bathroom and kitchen facilities as necessary, which can be removed prior to handing the building back to you.

It depends on the property but our minimum term is 6 months.

No. The primary use of the building remains the same. The fact that it is temporarily not being used as originally purposed is not relevant. The role of the Guardian is to protect the property and in order for them to achieve this goal they need living space in the building. The living space is considered as Ancillary Use, so the primary use of the building never changes.

The short answer is no, because Guardians are not tenants. Guardians are licensees who agree to secure the building they are living in, on behalf of Global Guardians and the property owner. A tenancy can be defined as having possession of land or a property for a period of time agreed by a landlord. However, a Guardian’s Licence Agreement is a weekly rolling agreement to secure the building, and includes a 4-week notice period for the property owner to re-acquire vacant possession of the building. We operate a Licence Agreement model in theory and practice, and do not confer exclusive possession to any Guardian protecting our vacant properties.

Guardians will not be on site 24/7; however, under the Licence Agreement, they will agree to be in the property at certain times during the week. A good way to look at this is thinking of a general residential home, where the property is not in use at all times; the occupiers go to work and return home later in the day. The Guardians are living in the available space and are legally protecting the vacant property.

Depending on the size and build of the property, after an initial inspection, we are able to identify how many Guardians we can place in your building to ensure it is as safe and secure as possible. We currently have spaces which are suitable for just one Guardian such as a residential flat; alternatively, we look after larger, non-residential buildings where larger numbers of Guardians are essential to keep the property safe and secure. It follows, logically, that a building of 150,000 sq.ft requires more than a handful of Guardians to keep it secure, as opposed to a three-bedroom, semi-detached house.

All our Guardians are professional, full-time employed individuals who are checked by our in-house vetting department. All documentation (including passport, bank statements, references from current landlord and employers) must be checked and approved prior to moving into one of our available spaces. This process is administered professionally and efficiently to ensure that the properties which we manage are being secured by the right people. Evidence of this is stored on our secure servers. We have the most stringent vetting process in the Guardianship industry. You can only become a Guardian if you pass the vetting process and the Ideal Guardian Assessment.

Property Maintenance

My Globe is available to you 24 hours a day and houses all inspection reports and compliance information. You also reserve the right to visit the property whenever you like.

We have a full management structure in place through which the entire property site is regularly checked by our building inspectors. We enter every single room and area inside the property, including the areas where the Guardians are situated, in order to ensure the property is being well-maintained and the Guardians are complying with our rules and regulations. The inspections we carry out are not made known to the Guardians and we do not seek their permission to enter the living space because they do not have exclusive possession. As part of our commitment to the owner of the property, we provide a full management report on a monthly basis which is uploaded to our online web portal, My Globe.

For a single occupancy dwelling, Guardians pay the Council Tax. For a multiple occupancy building where Council Tax applies, Global Guardians carries the cost. Council Tax is not applicable for commercial properties.

Yes, our Guardians enter into a non-exclusive weekly Licence Agreement which allows access to you and Global Guardians staff at all times. However, we do require 48 hours’ notice for third party access. A full key set is provided to you at the start of the agreement with us.

Global Guardians has an in-house maintenance team who provide the initial work to ensure the building is habitable for our Guardians. With regard to ongoing work, this will be carried out by our in-house team, or, if the property owner has their own team, we are happy to agree to this option. We do not allow Guardians to do any maintenance work in the building under any circumstances.

Yes, we will always inform Guardians prior to any third-party visits.

Global Guardians has a competent in-house maintenance team who thoroughly check that the property is safe and habitable to live in. If there are any health and safety risks, or existing damage, our team will make certain these areas of the building are locked off to ensure there is no further problems. We normally assign a Head Guardian to each vacant property to ensure that all the rules and regulations which we implement for the empty building, such as no parties and no gatherings, are abided by. Any issues will be reported to the Head Guardian and then back to our management team. If any rules or regulations are broken, Global Guardians has the right to remove any licensee from the building and all damage will be dealt with accordingly at our cost.

Risk Management

Yes, you will be liable. The Guardianship model is a security solution, therefore does not warrant the reduction of business rates/empty business rates.

No, because the primary use of the building will always remain the same. The Guardians only affect the ancillary use.

No, in fact it will help you as Global Guardians will provide access for you. Guardians in situ can also show you around.

There is always a risk whether the property is empty or not. Global Guardians is ISO 9001 and 1401 accredited which means every aspect of the property management and security we provide you is in line with our fully audited quality management system. All works carried out in the buildings are done so by trained professionals which mitigates the risk of anybody being seriously injured in the building.

Property Compliance

Yes. All our buildings are fully compliant in line with regulatory and statutory standards. All the documentation is stored on your My Globe account for full visibility.

Yes. Global Guardians has an in-house Health and Safety and Fire Risk Assessment team who ensure the property adheres to all health and safety regulations and is habitable for Guardians. As a company, we are responsible for the welfare of our Guardians and the vacant property which we are managing. Our quality department audits all health and safety documentation and practice on a monthly basis to ensure compliance with current regulations.

Getting Your Property Back

Your property can be returned to you with 32 days’ notice, in a secure, clean and tidy condition. This is the minimum notice that can be given to terminate a Licence Agreement. Full vacant possession will be provided to you upon request.

If there are any circumstances when the Guardians will not leave the property upon notice, legal action can be taken. Under the weekly Licence Agreement to which the Guardians have agreed, they have signed to secure the building on a temporary, non-exclusive basis, and must therefore abide by the terms of the documentation.

In 2021 Global Guardians shared a ground breaking moment in the history of Guardianship. Due to a landmark win in the Court of Appeal there is no longer any legal defence for Guardians who choose to break their Licence Agreement and not move out when a NTQ (Notice To Quit) is issued by Global Guardians. we have achieved a 100% success rate for regaining vacant possession.

If a Guardian chooses not to vacate on time, Global Guardians takes full responsibility for all proceedings. You will not have any legal costs or requests to attend court proceedings.

No, they sign a Licence Agreement and not a tenancy agreement. We exercise our right to enter the property whenever we want and move the Guardians from space to space.
