Becoming a Guardian

A working professional who lives in an empty property under a Licence Agreement to prevent squatting, vandalism and general anti-social behaviour. A Guardian’s presence also helps keep the community in safe hands. You really are the hero in this story.

Anyone who meets our criteria and meets our Ideal Guardian Assessment.

  • Be 21 years old or over
  • Be in full-time employment/self- employed, earning £18k or more per annum
  • Be a responsible individual that is happy to live a flexible lifestyle
  • Understand the differences between Property Guardianship and a Tenancy Agreement
  • Be prepared to move in within 5 working days from the property viewing

  1. Register with Global Guardians
  2. Log into your My Globe account
  3. Take a look at what properties you would like to view
  4. Click on Request a Viewing
  5. Now you can see which viewings you can book onto for the property you have selected
  6. Can’t see a viewing to book? Don’t worry, click on Register your Interest and you will be notified when a viewing will be available for your selected property

Please note you need to book onto a viewing in order to be able to upload documents. Once you have booked onto a viewing, simply upload your documents we require to vet every Guardian. If you do this now, you can secure your living space the same day as the viewing. All we need to do is confirm your documents have passed vetting and initial payments have been received. Save time and upload:

  • 3 month’s wage slips
  • 3 month’s bank statements (no overdrafts)
  • Employment reference
  • Scan of Passport
  • A photo of yourself on your profile

If you’re a non-UK national we require the following:

  1. A valid passport
  2. A valid residence Permit
  3. Share Code

Unfortunately, you can’t be moved into a space without viewing it. All our spaces are unique and it’s mandatory every Guardian sees it in person before making payment.

Vetting Process

We use an Ideal Guardian Assessment (it’s a bunch of questions to ensure the Guardian understands the importance of living peacefully with their neighbours) when we allocate a Guardian to their chosen space.

We also meet every Guardian we place in person and as part of our stringent vetting process, we ask to look at:

  • 3 month’s wage slips
  • 3 month’s bank statements (no overdrafts)
  • Employment reference
  • Scan of Passport
  • A photo of yourself on your profile

If at any stage the Guardian displays signs of a non-ideal Guardian, the application is declined.

We hold your hand every step of the way. If you do fail the vetting process then unfortunately your application will be declined. However, if your circumstances change and you pass our Ideal Guardian Assessment, we’ll be happy to welcome you back into the application process.

Everything on your bespoke platform – My Globe – is held on a secured Amazon server and we process all data in accordance with GDPR.

Guardian Lifestyle

Your duties are to protect and preserve the property you are occupying. You will do this by residing at the property on a full-time basis, reporting any threats and/or risks to the property. You are required to report trespassers and also any issues e.g., leaks, broken windows. We do not expect you to act as a security guard. We expect you to report anything unusual immediately. Your ultimate responsibility and position in the property is to keep it secure from all threats.

Licence Fees vary, depending on the location and condition of the property including the size of the room. On average, Licence Fees are up to 60% less than the rental market rate. Meaning you can save money to get onto the property ladder.

You will be required to pay a Key Fee (similar to a deposit that will be kept until you leave the property).

On some occasions, you will be expected to pay utility bills and/or Council Tax. If your living space is in a non-domestic property (e.g., office, healthcare centre etc), then you will be expected to use the utilities within a fair usage policy. Should the costs go above the fair usage policy, then you will be expected to pay a contribution towards the costs.

The specific arrangements for the living space costs will be made known to you prior to signing a Licence Agreement for the living space.

The Key Fee will be refunded back to your account within 30 days from the date we receive the keys from you and subject to further checks being carried out as per your Licence Agreement.

No, but you are welcome to bring your own furniture into the property. You will also be responsible for removing this furniture upon your departure.

Yes, provided each of you enter into a Licence Agreement with Global Guardians. The price is based on the one living space and does not depend upon there being two people sharing that living space. We do not charge extra for couples. All we require is for your partner to meet the Guardian Criteria and pass the vetting process too. Read about the Guardian Criteria here.

You will be provided with a full set of Rules and Regulations which cover Health and Safety measures and consideration for fellow Guardians that you will be expected to adhere to. These form part of your Licence Agreement and are also on display in the shared living space.

Yes, we always knock three times before entering your room. We always have an ID card to present. You are always informed prior to any third-party visits.

Looking after your space

On certain properties you will be expected to register to pay for Council Tax and/or utility bills. This will be made known to you by our Guardian Customer Relations team.

If you have been asked to register for Council Tax and/or utility bills, you will need to do so within 48 hours of collecting keys for the property.

We have a 24-hour helpline and a ticketing system where you can raise any issues around the clock.

Usually yes, but each property is different. Written permission is required before any changes are made to your living space e.g., painting walls, hammering nails into the wall etc.

Yes. All properties have hot and cold water in the kitchens and bathrooms. Electricity is provided throughout the building. Heating is provided either through a boiler system or oil filled radiators. In the event of an electricity or hot/cold water failure, your property will be dealt with promptly and appropriately. We take Guardian requests seriously and are audited on our response rate to you.

No. Due to the temporary nature of their use by Guardians, the properties do not have wi-fi. Requests will be considered for Guardians to install a landline/broadband at their own cost.

We have a dedicated team of Guardian Liaisons who will assist you with any complaints and issues. We also vet ideal Guardians against our brand values and virtues – Safe Hands, Progressive, Inclusive, Hungry, Humble, People Smart.

We place Head Guardians into all properties who create an enforced cleaning rota.

All our buildings are fully compliant in line with regulatory and statutory standards. All we ask is that you report any issues immediately when you become a Guardian.

Moving out of your space

You will need to give 28 days’ notice. This can be done through your bespoke platform (called My Globe) by clicking a button, or alternatively through email to your dedicated Guardian Liaison team.

We protect our clients’ properties for varying lengths of time; however, on average, it is for a period of 6-8 months. We will always endeavour to offer our Guardians alternative living space once a property is due to be handed back. We can only guarantee 28 days’ stay in any property due to the nature of the Licence Agreement you sign.

We have a dedicated team looking for properties all the time which means our available spaces portfolio gfaq-rows every month. You become a priority Guardian and get first choice (providing you meet the vetting criteria).

You are protected by the Protection from Eviction Act 1977. By law you will always get 28 days to vacate the property.
